Full-fledged mezzanine floors in modern new buildings are common. The difference between them is in the height of the "additional" room - in expensive residential buildings, the second level of the apartment can be made higher than the first. High-rise buildings with a deliberately lower cost of m 2 are characterized by mezzanines with vertical dimensions of no more than 2 m (usually 1.5 m), i.e. apartments in them are rather one and a half storey. However, for a comfortable life, albeit a low, but not at all superfluous intra-apartment floor is quite enough.

The concept of "mezzanine floor" refers more to the construction industry than to design. The definition of a mezzanine is given in the set of rules relating to residential multi-apartment buildings (SP 54.13330.2001): a platform as part of a two-height room or inside an apartment, on a high-rise floor, whose area does not exceed 40% of the area of ​​the main room.

Developers arrange a mezzanine on one of the floors of a high-rise building (usually the top one), when calculations show the possibility of an “extra” height of the building. The height obligatory loft and the basement, and the remaining vertical meters are divided by the standard floor height (2.7-2.8 m). If it has a surplus of 1.5-1.6 m, then it is pointless to distribute it in parts over the floors, increasing the height of each by a dozen centimeters. It is much more profitable to arrange a mezzanine floor, making the apartments on it one and a half storey - this is equally beneficial for developers and buyers.

Mezzanine design

Let's estimate the height of the ceiling in a room that is minimally suitable for building a mezzanine floor. So, the first level of the room should have a height of at least 2100 mm, then the thickness of the mezzanine platform - 150 mm, and finally, the distance between the mezzanine and the ceiling - 1100 mm (at a lower height it will be impossible to sit, only lie down). It turns out that the minimum height of a potentially two-level room is: 2100+150+1100=3350 mm or 3.35 m. In order for the mezzanine floor to become “pedestrian”, a ceiling height of more than 3.8 m is required - in this case, a utility room can be organized under it from high-rise ceilings of 1.7-1.8 m. If only warehouse-type mezzanines are available for typical Soviet-built high-rise buildings ( in fact, a shelf between two walls), then in new buildings where there are floors 4.5 m and even 6.3 m high, it is quite possible to create a two- and three-level apartment.

Room to create a mezzanine floor. It must have large window openings, be rectangular and elongated or square, but then already have a significant area. To calculate the most acceptable area of ​​​​the mezzanine floor, divide the area of ​​\u200b\u200bthe main room by three. The area above the windows is the least suitable for creating a mezzanine - even during the day it will be too dark here. The same rule applies to the long wall of the room - here the mezzanine will become not a floor, but a long and narrow corridor which is inconvenient to use.
Platform for mezzanine. The main power elements in its composition are beams, transverse and longitudinal. To create them, either LVL timber is used, designed for the construction of load-bearing structures, or steel channel and beams (tee and I-beams).
The steel frame of the mezzanine is much more rigid and not prone to vibration, however, the work on its creation is quite laborious, accompanied by inevitable difficulties with finishing (it is organic to introduce metal beams into home interior extremely difficult) and contribute to an increase in the load on the load-bearing floors.

Supports for the mezzanine frame are existing walls or specially made pillars - they are made of the same material as the frame elements for the mezzanine platform. In special cases - steel beams forming the floors of the building or a reinforced concrete building, with monolithic walls increased strength - the frame is suspended by strands, fixed with 90-110 mm anchors.

According to the simplified standard scheme, the mezzanine frame is sheathed from 16 mm plywood or boards, on top of which the finish coating is laid. From the side of the "first" floor, the mezzanine is hemmed plastic panels or drywall. It is possible to form a glass floor on a mezzanine (acrylic or laminated glass) by laying and fixing glass sheets on a beam frame.

And yet, the living space between the floor and the ceiling itself is not comfortable enough. For her efficient arrangement smart design is required.

Arrangement of the mezzanine floor

In the process of its planning, there is a temptation to arrange something like a room in a compartment car - to bring the platform to a certain height, provide it with a ladder and use it. But for what purposes to use such a mezzanine? The mezzanine floor has a limited height, so it is suitable for performing only some functions.

Bedroom on the mezzanine. For young residents of a one-and-a-half-story apartment, the mezzanine will be interesting as a bedroom.

This solution will overcome the lack of height on the mezzanine floor - it is quite enough that when sitting in a berth, the head does not rest against the ceiling. When organizing a bedroom on the mezzanine, be sure to take care of the fence - lattice, about 500-700 mm high. A blind fence for a mezzanine floor is not at all suitable, because it will interfere with natural light and air exchange.

Creating a bedroom on the mezzanine floor gives another advantage - expanding the area of ​​\u200b\u200ba small apartment, in fact, turning a “odnushka” into a “kopeck piece”. If the apartment is two-room, then on the mezzanine floor, which is available in one of the rooms, it is more convenient to make a study, organize a living room under it, and use the remaining room as a bedroom.

And yet, you should not turn the mezzanine floor into a dressing room or pantry: the stored property will be clearly visible from the “lower” level of the apartment; it will be extremely difficult to lift property up along a narrow staircase located at a rather sharp angle. It is convenient only for an artist living in a studio apartment to store his works on the mezzanine - for households with other vital interests, the mezzanine-pantry will be of little interest. A much more profitable solution would be to arrange a dressing room under the mezzanine-bedroom, the main thing is to successfully combine it with the stairs leading to the upper "floor".

Children's mezzanine. On the mezzanine floor, it is quite possible to organize a nursery - at least a play area, as a maximum a full-fledged room for children. Children will perceive the idea of ​​a nursery on the second level of the room with great enthusiasm, they like unusual rooms, such as attics, huts or tree houses. The minimum age of a child for whom it makes sense to create a children's mezzanine is more than 6 years.
